Wal-Mart, Macy's, Sears Building Discussions In One Meeting

The Village Board will meet on Tuesday at 7 p.m. to discuss a variety of development items.

The Greendale Village Board will meet on Tuesday to review a Macy's permit application, review the rezoning application of the old Leath Furniture owned by Sears, and hold a public hearing for the proposed Wal-Mart.

Macy's recently announced in May that it will be setting up in Southridge Mall by Spring of 2012. This is part of the $52 million dollar renovation that Simon Property has planned for the mall. A $16 million TIF district was approved by the Village in December to help the renovation.

According to Tuesday's agenda, the board will review a special use request by Macy's for the alteration fo the former multi-tenant mercantile structure, in other words where Old World Market and Glow Golf currently sit. It's not clear what the special request is yet.

In a May 3 board of trustees meeting Village Manager Todd Michaels told the board that Sears plans to split the property that Leath Furniture previously occupied from Southridge Mall with the possibility of selling off the property to another buyer.

The board will review and consider approving a certified survey map for the Sears and former Leath Furniture buildings on Tuesday's meeting.

Wal-Mart plans to construct a store at the old U.S. Bowling Congress site. The current property where Wal-Mart would be is valued at $4 million. Once development is done the value of the property would go up to about $10 million or more, which would go towards the village’s tax base, according to village officials.

The proposed Wal-Mart will include a grocery market, pharmacy and some limited general merchandise. Also at the site would be two out lots for development by future tenants.

The owners of the U.S. Bowling Congress building and Village officials said that the site that has been vacant for 18 months was marketed to numerous developers for three and half years without success until Wal-Mart made a proposal.

The public hearing on Wal-Mart will also be held on Tuesday's meeting.  On Wednesday the Planning Commission will further review the proposal. Finally, on June 21 a decision will be made by the board to approve or deny the proposed Wal-Mart.

Tuesday's meeting will at 7 p.m. at the Greendale Safety Center.
